1. Who operates this website

This website, midyan.com, is operated by Midyan Developments S.A.E., trading as MIDYAN (“MIDYAN”, “we”, “us” or “our”). Our commercial registration number is 29790 Cairo Investment Office and our head office is at Majarrah Business Complex, 26 of July Corridor, Building No. 3, Fifth Floor, Sheikh Zayed, Giza, Egypt. These terms govern access to and use of our corporate website, including information about our development platform, sectors, projects, sustainability and impact, group relationships, Media Centre, downloads, enquiries and careers. Please read them before using the website. If you do not agree to these terms, please stop using it. Your use of the website does not by itself constitute consent to marketing or optional tracking.

2. Website information and project descriptions

The website provides general information about MIDYAN, its development activities and selected projects. Project descriptions, images, architectural visualisations, layouts, areas, specifications, completion dates, sustainability targets and proposed facilities reflect the information available when published. Illustrations may include proposed features, and project details may change as design, approvals and delivery progress. Reported results, design estimates and future targets describe different stages of performance. A preliminary design certificate is not final certification of a completed or operating asset, and a certification target is not confirmation that certification has been awarded. Statements about future sectors or developments do not, by themselves, confirm an active project or its delivery date.

We take reasonable care with website information, but please ask us for current, project-specific documents before relying on it for a commercial decision. Website content is provided for general information only, and nothing in these terms permits misleading statements or limits rights arising under applicable law.

3. Development roles and separate services

MIDYAN’s activities include development for long-term ownership and development services for clients. A project being featured on this website does not mean that MIDYAN owns or operates that project. The developer, owner and operator may be different entities, as described in the relevant project information. References to LS Investment Office or an operating brand do not make those entities parties to these website terms.

Unless expressly agreed in a separate binding contract, website content is not an offer to sell, lease, invest in, reserve or operate an asset, and submitting an enquiry does not create such a contract. Any agreed development, property, procurement or operating transaction is governed by its own executed documents.

References to a school, university, hospital or other facility do not make this website an admissions portal, patient service, emergency service or booking platform. Relevant operators are responsible for their own services under their applicable terms. The website does not provide investment, medical or other professional advice.

4. Acceptable use

You may browse the website and download materials for your own lawful reference or internal business evaluation. You must not introduce malicious code, interfere with availability or security, attempt unauthorised access, impersonate others, submit unlawful or misleading material, or collect personal data from the website without a lawful basis. Automated access that bypasses controls or disrupts the website is prohibited.

We may restrict access where it is reasonably necessary to address misuse, protect security or comply with law. Any restriction will not remove rights or remedies that cannot lawfully be excluded.

5. Intellectual property

Unless otherwise identified, website text, designs, photographs, visualisations, logos and other content belong to MIDYAN or its licensors. The limited permission to view and download content does not transfer ownership or authorise commercial republication, modification, redistribution or use of a trademark. Please seek our written permission for uses beyond those permitted by law or an express license accompanying a download.

Media Centre downloads, project fact sheets, press materials and brand assets may carry specific publication permissions or attribution requirements. Follow those terms and keep any relevant dates, qualifications and credits with the material. Names and marks of operators, consultants and other partners remain the property of their respective owners. Their appearance does not give visitors a license to use them.

6. Enquiries and applications

Provide information that is accurate to the best of your knowledge and that you are authorised to submit. Send only what is relevant to your enquiry or application. Do not send identity documents, banking information, medical records, student records or confidential third-party information through general contact forms.

Corporate enquiries, operator partnership proposals, investment and finance enquiries, government relations correspondence, consultant or contractor approaches and media requests are expressions of interest only. They do not constitute an appointment, procurement award, financing commitment or partnership agreement.

Submitting a CV or expressing interest in a graduate opportunity does not guarantee an interview, programme place or employment. Recruitment steps and any offer are communicated separately. We process personal information as explained in the Privacy Policy. By sending non-personal material in an enquiry, you permit us to review and use it only as needed to handle that enquiry; you do not transfer its ownership to us.

We do not treat enquiries, proposals, offerings or other submissions as confidential. This does not affect any non-disclosure agreement between us or any duty of confidentiality that applies by law.

7. External websites and services

Links to external websites, maps, social platforms or operator services are provided for convenience. These may include the websites of LS Investment Office, Alexandria International Academy (AIA), Mediterranean University in Alexandria (MUA), third-party media coverage and Google Maps. The separate admissions, academic and hospital services on an operator’s website are governed by that operator’s terms. Those services have their own terms and privacy practices. We do not control their content or operation and do not endorse or accept responsibility for what they contain. You should review the relevant terms and privacy notices before using them.

8. Availability and responsibility

We may maintain, update, suspend or discontinue website features. We do not promise uninterrupted access or that every technical error will be prevented. Take reasonable precautions when downloading files and using online services.

To the extent permitted by applicable law, MIDYAN is not responsible for indirect or consequential loss arising from use of, or inability to use, this informational website or for loss caused by reliance on website content. This does not exclude liability for fraud, willful misconduct, gross negligence, or any liability that cannot lawfully be excluded or limited. It also does not reduce obligations under any separate binding contract or any mandatory consumer rights.

9. Privacy and cookies

Our Privacy Policy explains how personal data is handled. Our Cookie Policy explains cookies and similar technologies and how to manage optional choices. These notices do not turn acceptance of these terms into consent to processing that requires a separate choice.

10. Changes and applicable law

We may update these terms by publishing a revised version with a new date. Changes apply prospectively and do not retrospectively alter an existing separate contract. We will give additional notice of material changes where required by law.

These terms are governed by the laws of the Arab Republic of Egypt, subject to any mandatory protections that apply to you. Disputes fall within the jurisdiction of the competent Egyptian courts, subject to mandatory jurisdiction rules. 11. General

If any provision of these Terms is found to be invalid or enforceable, the remaining provisions continue in effect. These Terms together with the Privacy Policy and Cookie Policy, are the entire terms governing use of the website, but they do not affect any separate agreement between us or any other group entity.
